Answers

  1. How do we obtain a key to the mailboxes?

    Mailboxes for each subdivision within Lorson Ranch are installed by the developer and keys are given to each builder who will then deliver them to each new homeowner. Each homeowner should contact their respective builder to obtain their keys. Resale and rental keys should be provided by the current landlord. If your mailbox keys are lost or unreturned from a prior tenant, call Rich (719) 644-0799. There is a cost to re-key your mailbox.

  2. Does Lorson Ranch have a Home Owner’s Association?

    No is the answer for all single family home communities.  Instead of an HOA, residents participate in managing the affairs of Lorson through a Citizen’s Advisory Committee. There are 8-10 residents that head various committees and work through the Lorson Ranch Metropolitan District Board to benefit the community.

    The exception is the Town House community where the HOA pays for landscaping, insurance and external repairs.

  3. Does Lorson Ranch have property owner covenants?

    Yes. All covenants are listed on this website.  Click here to view the Metro District and community covenants.  Most resident questions are addressed in the covenants. Covenants may vary slightly for each development. Future detached single dwelling unit communities in Lorson will have similar covenants to those of Ponderosa, etc.

  4. Can I repair a vehicle on my property?

    Yes. See covenant 2:14(b). “. . . within a completely enclosed improvement which screens the sight and sound of the activity. . . “

  5. If I have a camper or RV where can it be parked?

    See covenant 2:14(a). “. . . trailers, boats and RVs shall not be parked on any street or within any lot except in a completely enclosed building such as a garage. . .”

  6. Are there plans for future playgrounds?

    Yes. Lorson currently has three operating parks; one at Little Dogie and Old Glory and one on the north side of Fontaine between the bridge and Old Glory and the third park is on Stingray Lane. Funding for future parks is contingent on grants which have been applied for. In addition to these parks there are trails along Jimmy Camp Creek and the north property line as well as bicycle lanes along Fontaine that have been installed by the Lorson Ranch Metropolitan District.

  7. What areas do I maintain as a homeowner?

    See covenants 2.05. The homeowner is responsible for maintaining the lot from the curb to the back of the property line.

  8. Additional Information on Grand Mountain K-8

    According to the WSD3 website, Grand Mountain School is a PK-8 Computer Science Integration School. The school is scheduled to open in 2019. Please visit the schools website for more information.https://grandmountain.wsd3.org/

  9. Where am I allowed to store my garbage cans?

    See covenant 2.09. “. . . so as not to be visible from any neighboring property or adjoining street, except during hours of refuse collection. . .”

  10. What can I expect my taxes to be at Lorson?

    A good estimate is one percent/year of your appraised value/purchase price. The County Assessor’s office can provide a precise number. 719-520-6600

  11. What is my responsibility as a pet owner?

    See covenant 2.13.

  12. What areas do I need to maintain with regard to weeds and insects?

    See covenant 2.12. Essentially your entire lot.
